Having a clear grasp of the concept of selling their home subject to is crucial for those who are new to the concept. To gain a complete understanding of the process, it is beneficial to examine the process. Being well-informed about the possible advantages and disadvantages will enable people to make intelligent choices and avoid pricy mistakes. One of our representatives will sit and visit you, ask you some questions, and see if we can help.

Disadvantages vs Advantages

When buying a property subject to or any other means, the investor must take into consideration the cost of fixing the home, the costs of doing business, and of course, their profit.

Homeowners or sellers have to realize that they will not get what they would get a full market value through conventional sales through a realtor or if the home is in terrific condition. The offer will not necessarily pay off the existing mortgage right away. The investor may sell the home, fix and flip the home or negotiate a short sale on the home.

We are not realtors, but investors. We acquire properties that are not available for sale through conventional means either due to the property or due to the property owner.  We don’t judge.

There are many who will take advantage of distressed sellers. We are not these people. We will make you what we feel is a fair offer and if you like it, wonderful! If not, we wish you the best of luck and part friends. You never know, you may know someone who might want to talk with us in the future.

We also believe in complete transparency. We will give you the attorney's name and information who will be handling the case for the investor moving forward with the ultimate goal of clearing the title and providing you with no deficiency balance (if there is one) should the case have to go before a judge for resolution. The investor pays those fees not you.
